Real Estate & Property · Dubai & the GCC

We build the business behind the property.

Real estate in this region is rarely lost on the asset. It is lost on the business around it — a brokerage that hires faster than it can train, a sales operation that runs on one person's relationships, a handover that reads nothing like the show apartment. To be clear about what we are and are not: we do not manage the building works. We build and run the venture that sells, leases and looks after them. We believe a business should be solid all the way through, and in property the gap between the brochure and the handover is exactly where that belief is tested. So what goes in is the order the decisions are made in, a pace that runs backwards from launch or handover, and a finish that holds long after the commission is booked.

§ — What you get

Where we make the difference.

01

The venture, not the building

A brokerage, a developer's sales and marketing operation, a branded-residence programme, a property management company: we build the business, its operating model and its economics. The contractor builds the asset.

02

Demand that is not just portals

A position and an acquisition system your own team can run, so pipeline does not live or die on portal spend and one top producer's phone. In this market the route to a buyer is still a person, and that is designed for rather than hoped for.

03

The handover held to the brochure

The finish, applied where property is weakest: the paperwork, the reply on a Sunday, the snagging list, the service charge letter. Owners notice the back office long before they notice the marketing.

04

Growth that survives the cycle

Commission-only headcount and a hot market hide a great deal. We build the structure that still works when volumes turn, because a business built in the right order does not have to be rebuilt every cycle.

§ — How we help

A real estate venture built with SULD DNA — the order, the pace, the finish. Then it is yours.

The order settles what gets decided before capital is committed: which segment, which economics, what the business will decline, and how a deal is actually done and paid for. The pace runs the launch or the release to the date, so a handover is something buyers watch happen rather than a rumour that slips. The finish is the whole difference in this category — the contract that arrives with everything on it, the refusal said first, and the standard that holds when the founder is not in the room.

Then it is yours. Your next office, your next release and your next hire inherit the way this one was built, because it lives in what the business repeats: the listing standard, the first reply, the handover pack, the number read every month.

§ — The venture, as a managed program

Launching a brokerage, a sales operation or a management company.

Property ventures fail in the gaps between licence, listing, people and handover. We run the whole business journey as one program under a single accountable team, so the growth is engineered rather than hoped for.

  1. 01

    Model & segment

Which part of the market, on what economics, and what the business will not do. Commission structure, cost to serve and break-even settled before a single hire.

  2. 02

    Structure & approvals

The entity, the regulatory pathway and the broker registrations mapped and driven to completion. The filings sit with the people licensed to do them; the order and the date are ours.

  3. 03

    People & training

Recruiting agents and managers, and the training and listing standards that make the second hire as good as the first — because the standard is written down rather than carried in one head.

  4. 04

    Systems & pipeline

CRM, listing operations and the reporting that shows where a deal actually stalls. Then the acquisition system your team runs, beyond portal spend.

  5. 05

    Launch & handover

The release or the office opening run to a date, and the after-sales, snagging and management standard that decides whether an owner recommends you.

§ — FAQ

Real Estate — questions answered.

Do you manage construction or fit-out?

No, and it matters that we are clear about it. We are not construction, real-estate or fit-out project management. We build and run the business around the property — the venture, its people, its pipeline and its standards.

Do you handle broker licensing and registrations?

We drive the pathway and hold the date, but the filings sit with the people licensed to do them. It is one workstream in a launch we are running, never a service we sell on its own.

Do you work with developers as well as brokerages?

Yes. A developer's sales and marketing operation is a business in its own right, and it is usually the part that was never designed — which is why the handover so often reads nothing like the launch.

Our pipeline depends on portals and one strong agent. Can that change?

That is the most common shape we are brought in on. The work is a position the market can repeat back, an acquisition system the team owns, and a structure where the second agent can sell as well as the first. It is slower than buying more leads, and it survives the cycle.

Bring the one thing you would not want a buyer to notice — a handover that does not match the brochure, or a pipeline that lives on one person's phone.
